Royal Elizabeth Bond has appointed Summerhall Distillery and Proof 8 as the operating partners for its new Scotch whisky maturation facility on the outskirts of Edinburgh. The announcement follows the 50-acre site’s recent approval from HMRC, with Summerhall Distillery managing physical operations and Proof 8 providing a blockchain-based inventory platform.

The new bonded warehousing development is located at a former World War II naval storage depot in Dalmeny, known as Royal Elizabeth Yard.

Having secured its HMRC Warehouse Keepers approval earlier this month, the facility has now begun accepting clients into its mix of newly constructed and refurbished historic warehouses.

Edinburgh’s Summerhall Distillery will serve as the facilities management partner.

Summerhall Distillery was already a tenant at the site, operating two renovated warehouses for cask storage and bottling. The company will now deploy a four-person team to manage all cask handling and maturation for the development.

Additional services will be offered to customers through its Edinburgh Bottlers business.

Meanwhile, Proof 8 has been appointed to provide inventory and warehouse operations management through its purpose-built, blockchain-backed platform.

The technology is designed to ensure full HMRC compliance and secure cask ownership through Digital Deeds. It provides real-time access to production and maturation data for every cask stored at the Royal Elizabeth Bond estate.

This digital approach addresses growing industry concerns over cask fraud and the increased regulatory demands from the UK’s Warehousekeepers and Owners of Warehoused Goods Regulations (WOWGR) reform. The Scotch whisky cask investment market has seen significant growth, leading to a greater need for secure and transparent asset management.

Jonathan Sutton of Royal Elizabeth Bond commented: “We are delighted this strategically located facility is now onboarding spirit.”

Sutton added: “In Summerhall Distillery and Proof 8 we have two diligent and hands-on technical partners to exceed customers’ expectations in the management of their maturing spirit. Collectively we will be working to ensure Royal Elizabeth Bond becomes a trusted, long-term storage partner for Scotland’s distillers, independent blenders and bottlers and brokers.”

The historic Royal Elizabeth Yard site was constructed in 1946 as a Ministry of Defence storage facility, primarily holding supplies, including rum, for the Rosyth Dockyard.

The site was acquired in 2018, with its owners identifying its potential for whisky warehousing due to its proximity to major transport routes and bottling facilities in Scotland’s Central Belt.

Marcus Pickering, co-founder of Summerhall Distillery, said: “This historic naval site has played an important role in our business for several years, and we’re incredibly proud to be taking on this new partnership with Royal Elizabeth Bond.”

Stuart Maxwell, chief operating officer at Proof 8, added: “By choosing Proof 8, Royal Elizabeth Bond is making a clear statement that their warehouses are built for the future, and will lead the industry in transparency, efficiency and operational excellence.”
